2. Model selection & offer
You choose one of our fixed home models. We provide a clear quotation including:

3. Choosing the location
You select a plot based on your preferences or we offer suggestions. All plots are available via legal lease agreements and fully verified.
4. Lease & construction contracts
You’ll sign a legal leasehold agreement (25+25 years) and a construction contract with us or our developer partner. All contracts are notarized for your security.
5. Construction phase
Once permits are approved, we begin building. You’ll receive regular updates and photos, and you’re welcome to visit the site anytime.
6. Completion & handover
Once finished, we inspect the home together. Only when you’re satisfied, the final handover is completed. Minor corrections will be handled quickly and properly.
Living or investing in Bali as a foreigner – through a secure lease structure
Leasehold – exclusive usage, not ownership
Foreigners cannot legally own land or real estate in Indonesia. That’s why Santai Homes Bali offers a turnkey lease solution: you lease a completed home on a leased plot of land — with full and exclusive usage rights.
This means you do not own the building or the land, but you do obtain a long-term and secure right to use the home and land — including the right to live there, make adjustments, and possibly rent it out (if allowed in the lease).
